The Proposals

The emerging proposals seek to create a high-quality and sustainable place to live, with homes, green spaces and facilities designed to support both new and existing communities.

The proposals have been shaped by three main design principles:

• Integrated landscape
• Connected place
• Strong sense of identity and community offer

Through your input, we have refined our proposals and are now considering:

• Up to 850 homes, including 30% affordable housing
• Three distinct neighbourhoods – Waldron’s Edge, Coppenhall Quarter and Groby Parkside, each with its own character, from quieter edges to a lively centre
• A new local centre with shops, a café, a GP surgery or pharmacy, a nursery, apartments on upper floors, and specialist accommodation for older residents
• Land set aside for a new primary school, positioned for children’s safety
• An extended bus service through the Site
• New walking and cycling routes throughout
• Over half the Site as public open space, including a 17-hectare Country Park
